I have never stayed or been inside this place but it looks to be nice on the outside and it is very near tourist attractions and the the city core.

Pros: Our room at the Carberry Gardens B&B was very nice and relaxing with a most comfortable bed and large bathroom. There was a small refrigerator downstairs that we were invited to use if needed. There was also plenty of tea and cups available for us to have some in the evenings when we returned. Sandie made wonderful breakfasts, different every morning. She makes the best poached eggs I ever ate which were served in her own healthier styles of Eggs Benedict. Different home-made muffins each morning as well, all very delicious. Sandie took the time to sit and talk with us at breakfast, offering good conversation, and sometimes a pointer or two. Not a fancy house, but a place where you can feel at home. It's in a quiet residential area, yet not far from downtown and the waterfront. Reasonably priced. Cons: Problem with Wi-Fi. Our iPad kept disconnecting and we had to find a spot in the house to get it going again. Guest room up a flight of steps and claw-foot tub may be difficult for older seniors or disabled.

My most recent stay at Sandie's B&B was in 2014 but I have enjoyed many visits over the years from weekend stays to several weeks. The location is within a reasonable distance to downtown and quite close to the Art Gallery and other Rockland area attractions. Gourmet breakfasts tantalize your taste buds with freshness and variety.....never a repeat over three weeks. Enjoy the elegance and conversation with your hosts and other travellers enjoying their relaxed stay at this excellent B&B.

My husband and I stayed at this B&B for three nights and really enjoyed the experience. The rooms were all very nice and well kept, and the owner Sandie is an amazing cook! We had some great conversations and were within walking distance to the waterfront - would definitely recommend!

My husband and I stayed for three nights recently. Sandie is an awesome hostess, the breakfasts were amazingly good, the rooms were really nice and well-kept and it was an easy walk to the waterfront. My only complaint would be a lack of pillow types. I have some neck issues and the pillows were a little to flat to work for me (two was too many). Overall a very enjoyable stay and will definitely stay there next time we visit.

The location is good if you want to be close to downtown but not quite in the hustle and bustle. The balcony rooms are nice in warmer weather. Breakfast ok, but no choices given. Nicely stocked guest pantry with tea/coffee etc. Beautiful old house. Very warm and friendly hosts with helpful suggestions if you ask. I gave a three instead of a four because it was missing that feeling of coziness that I look for in a B&B and I wasn't thrilled with the breakfasts. It wasn't that there was something wrong as much as it just didn't have a wow factor for me that others have had.

Sandie was our hostess and was very friendly and helpful with local information.||She joined us to chat over breakfast which was a good start to the day.||Breakfast was very well prepared and interesting.||The only down side we had is that we thought we had booked one of the two bedrooms with ensuite bathrooms but had to make do with a room with private bath across the passage.||The house is a heritage building in a nice area and furnished accordingly.||It's about a 20 minute walk to downtown and a bit longer to walk back as it's up a long slow hill.
